This property is located in southern Colorado just north of the New Mexican border and east of the Sangre de Cristo mountains (a southern extension of the Rocky Mountains). The land is roughly 65+% covered with Ponderosa pine. The rest is a mixture of meadows, lush canyon bottoms usually with water moving through (see picture below), rock formations and some Chinook. The wildlife is plentiful in this area of Colorado with Elk, black bear, mule deer, large Russian turkey, tufted eared squirrels, coyotes and much more rarely, cougar sign can be found. To be more specific, there are no other areas in Colorado that have a higher State rating in regard to the density of wildlife.

This is great forested property, and priced lower than any land of comparable quality that I have been able to find along the front range of the Colorado Rockies. There are no other parcels of land within this area of equal quality or value on the market or will be on the market (since it's either locked up in large ranches, which will remain so, or are state school lands). This very high quality area is just a couple of miles wide (east to west) and several miles tall (north to south). The land around this prime area is still interesting land with great views but is generally much more rugged and has fewer ponderosa pines. There is some land on the north side of the Apishapa valley upon a plateau that is flatter, but has fewer pines if any. Moving west through the Apishapa valley from Gulnare is pretty rich valley bottom land with mostly deciduous trees in the valley and evergreens on the mountain slopes. On toward the pass you get into a mixture of spruce and pine and higher up just thick spruce and some aspen. These higher altitudes are not kept open during the winter due to the snow depth, but are usually open well before Memorial Day. The roads on this ranch are kept open year around, as there are about a dozen or more year round resident homes.
